9 tips you need to sell your house quickly. Use these beneficial suggestions to help you get the most out of your home. These proven tips will help to make the process smooth while being prepared for what’s next.

1. Fix all the little things

Any light bulbs that are out, missing screws from cabinet handles, the nail holes you’ve been meaning to patch, whatever it is fix it up. These minor fixes can be the thing that makes your home feel fresh and secure or cheap and in need of some repairs. Presentation is key when selling your house. You only get one chance at a first impression so do it right.

2. Remove half your stuff

Remove as much of your personal items as you can, if it’s summer store your winter clothes, extra blankets tucked under your bed, things that take up unnecessary space in the storage closet, and so on. Why do most people move? To get more space! So give it to them by showing how spacious your home really is.

3. Have fun, stage your home

This includes removing family photos. The reason is you want the buyer to picture themselves living in your house, not you living in it. Maybe replace your pictures with other fun photos. Stage your home like it’s a showroom. Who knows what fun new idea you’ll take with you to your new home. 

4. Get professional photos & video

Don’t be naive thinking this is something you can do with your phone. I see it all the time when Realtors or FSBO (For Sale By Owner) will take photos with their phone and think that just putting up any photos will do. Sorry to tell you but it won’t, having professional shot photos will change your listing entirely. It’s no secret that people look at the pictures first and then they read about the details. Get off on the right foot and do yourself a favor and get your photographs done professionally. After explaining this I feel like you have an idea of why getting a 360° video or video tour is beneficial.

5. Get a realtor

Take your time and interview the realtor that is right for you. Sometimes you find your realtor on the first introduction and sometimes you have to talk to a few. A good realtor will help you navigate the selling processes with professional experience and helpful insights. A good realtor can be the determining factor of selling your house quickly and selling it for the most you can get from it.

6. Run comps of similar houses selling

“Comp” is short for Comparable, as in a home comparable to yours. So what does similar mean? Your realtor should do this for you but I’ll just get straight to the point with this. Any home that is geographically in the same area, with the same number of bedrooms and bathrooms, and a similar size, with a similar style of home (condo, high rise, stand-alone house, loft, ranch style, etc).

7. Live like you’re expecting company 

No one likes cleaning. But this time, just this one time, learn to love it! And then learn to keep it this way. No matter what time of the year it is do some spring cleaning. Do a deep clean of your kitchen, the bathrooms, floors, whatever rooms you have get them clean clean clean. And then, keep it that way! It’s hard to keep a house clean but do your best to live like your expecting company.

8. Be ready to step out

Be ready to step out - try to make this a benefit and not an inconvenience. Sometimes buyers have a small window and sometimes that window happens to be in a few hours. Some see this as a major inconvenience and I get it, but maybe look at this as a good thing. Everyone needs groceries, to walk to their dog, or even the opportunity to get some fresh air. Whatever does it for you but be ready to leave your place for a short 15-20 minutes on short notice if you can.

9. Follow up from previous tours

Sometimes people need that extra little nudge, that reminder that your house is there waiting for them to move in. It’s the perfect place to help them move on to the next stage of their lives. And if following up doesn’t remind them of how much they should want to live in your house, you will get the benefits of feedback that may help you make the sale to the next person that walks in the door.

BONUS TIP: Write a letter

This is the gem of bonus tips! It seems so simple and yet most people don’t do it. Write a letter to all potential buyers that walk through the door and leave it out during showings. Put a title at the top “why we love living here” and then write a letter or list out the reasons why you love your home so much and why you’ll miss it. Talk about the charming characteristics of your home, the convenience of your neighborhood, and the joy you’ve had with your family and friends while living there. This works wonders!
